Once the roof was completely cleaned with a solvent-free cleaner to ensure the integrity of the PVC single-ply membrane, we realized no hail damage was present on this commercial building roof. The technicians found several punctures from screws that an HVAC contractor had left on the top, and someone stepped on them, causing the puncture to let water into the building. We were able to heat weld T joint patches over the holes that the screws had caused. We also located three pipe flashings that the pundit strap had broken loose, and the Duro caulk was cracking, allowing water into the side of the plumbing pipe. We removed the existing pundit straps and re-applied new pundit straps with Duro caulk located around those pipe flashings to complete this repair. The technicians on site looked up the address of this building to confirm the age and noticed that the roof had a 15-year Duro-last warranty that had expired five years prior. We go back out every year to do thorough inspections due to the age of this roof, and we have this client planning on replacing this roof in the next several years.

I, the service technician on-site, also inspected the condition of the remainder of the roof surrounding the chimney. There was significant wind and hail damage present on this property. The property owner had insurance coverage, and we suggested he look at his policy and ensure he contacted his agent. The insured doesn’t always understand the procedure followed. Hence, it’s always best to contact their insurance agent to follow up on any items on the policy that they do not comprehend before filing a claim with weather-related damage. The property owner started the claim following a conversation with his agent and scheduled the on-site inspection with the adjuster. We were able to meet the adjuster on-site and document the scope of weather-related damage on the roof. The field adjuster asked us to prepare the estimate for the property owner to ensure we have everything in the assessment to complete the scope of work correctly.
The estimators in the office of restoration services use the same insurance estimate bidding program as most of the major insurance companies have implemented.
